Trust me, you want to be on the main river with direct access to the clear waters of the Weeki Wachee. Roger's Park is a quick row up river, and just around the corner from that is Hospital Hole where manatees love to congregate. Our house is one of the newer homes on the river with balconies galore and can accommodate your large group with 4 spacious bedrooms and an elevator (only for elderly/handicapped use)! Bring your boat to tie up or use the 7 single kayaks and two 3 person canoes provided

Good to know

We may be biased, but we think this is the best place on the river ;) #1 Feature: DIRECTLY ON THE CLEAR WATERS OF THE WEEKI WACHEE RIVER We are directly on the crystal clear waters of the Weeki Wachee River! And we're literally 3 river bends down river from Roger's Park and just down river from the famous "Hospital Hole" where the manatees congregate in droves. We are far enough down river that you are more likely to see manatees swim right by the house than most other properties... quite frequently actually! There's even a nice wide step-out area on the river to get into the water for swimming or kayaking or boating - directly from the back yard. I am often asked if the water is clear where we are. Yes! The water is definitely crystal clear. The bottom is not white sand like further up river, but when a dolphin or manatee swim by, you can see them clear as day. I was literally swimming and cooling off while working outside and a manatee came right up to me. I could see it's face in the water from 10 feet away and then it swam right under me rubbing my feet! Shortly after, a dolphin swam by as well... still amazes me to watch dolphins and manatees swim by the back yard. #2 Feature: NEWLY BUILT HOME ON THE RIVER This is one of those rare newly built houses on the river, but it's not just a more modern build. This house was built with luxuries, like the granite in the kitchen was imported from Italy... yeah literally imported from Italy. There's a 3rd story master bedroom suite with an outside balcony - the views from up here are spectacular! The two bedroom on the second floor both have balconies. The second floor balcony is big enough for everyone The multiple balconies make it easy to spot the manatees swimming below, or sit back at sunset and watching the sky light up like a canvas. This house even boasts an elevator that can be used by request for the elderly or handicapped! The outside has beautiful concrete interlocking pavers connecting the front yard with the back via a walkway to the patio on the river. #3 Feature: DEEPER WATERS We are located on a deeper part of the river for better fishing and tying your boat up - right from the back patio... and deep enough that you can literally jump in and do a cannon ball, enjoying the natural spring fed waters to keep you cool in the summer... or warm in the winter months. The water temperature is 74 degrees all year round! #4 Feature: NATURE - LOCATION, LOCATION, LOCATION Weeki Wachee River is an amazingly beautiful natural wonder! You have over 6 miles to boat, canoe or kayak up river, taking in the peaceful sounds of the water, birds and the wind blowing through the trees. You'll experience manatee on the river, more often than not, but that's not the extent of the amazing wildlife. We've watched a family of deer cross the river right in front of our kayaks - what a treat that was! We've sat and enjoyed river otters playing with each other like little kids. If you're lucky, you'll even spot an occasional dolphin enjoying the river... there's just something special about watching a dolphin swim right in front of the house. There are vast species of birds, like the wood storks, blue herons, egrets, bald eagles, ospreys, double-crested cormorant, but that's just the tip of the ice bird... the bird diversity is phenomenal with 273 native and 8 exotic species in the area. #5 Feature: CLOSE TO THE GULF OF MEXICO If you travel down river, the Gulf of Mexico is just over a mile away. The short ride to the Gulf is worth it! The open views shouldn't be missed. And it goes without saying, the wonderfully diverse fishing options can keep any angler busy. So go intercoastal or deep sea fishing, scalloping (when in season), dolphin sightseeing, or just sit there and wait to watch the sunset without a single thing blocking your view. #6 Feature: WEEKI WACHEE SPRINGS STATE PARK The world famous Weeki Wachee Springs State Park is a five mile drive away. Make sure to enjoy the mermaid show, it's great for kids and adults too. Don't miss the guided river boat tour, it's worth it. Buccaneer Bay is an add on ticket where the family can enjoy swimming - right next to the head of the spring, or relax on their white sand beach or have some fun speeding down the giant water slides. #7 Feature: ALFRED A MCKETHAN PINE ISLAND PARK Alfred A McKethan Pine Island Park has a wonderful beach that's great for long walks, sunbathing, building sand castles, watching the sunset... you know, all of the beachy stuff. And it's less than a 10 minute drive. Bullet Point House Features: *Directly on the clear waters of the river and deep enough to dock a deep hull boat *Newer home with beautiful interior design *Interlocking concrete paver patio on the river *Plenty of seating inside and out *2nd and 3rd floor balconies looking over the river to enjoy the trees, birds, and marine life *Four bedrooms (new beds/mattresses) and three baths, with 7 beds to sleep 14 guests *The use of seven adult single kayaks and two three person canoes (life vests and paddles included) that are stored and can be launched directly into the river from the house *Nice outdoor corn hole game for everyone to enjoy *TVs in the living room, porch, and two bedrooms. Each TV has DirecTV (with the Go Big channel package which includes the sports channels), Hulu, Disney+, HBO Max and Amazon Prime TV.... pretty much every show and channel you can think of - there's more content than you could ever watch in a lifetime *Gas grill *Onsite parking for 4-6 cars (please arrange other parking arrangements if there will be more than 4-6 cars) *Tie off available for a boat *Washer and dryer NO PETS NO PARTIES

House Rules

Please respect our home and neighbors as you would your own. 1) There are only 5 parking spaces in the front of the house. If the 5 cars are mid to small size, you can possibly park 2 more vehicles behind those cars, but you can only park on our property. Do not park this way if you will stick out in the road. Please, please, please, do not park in the property across the street or anywhere else in the neighborhood as you will probably be towed. These are private properties and are the spots out neighbors use when parking, and we want to keep peace with our neighbors :) Please only park in the front driveway or the front yard of our house. 2) Please - no fires of any kind, such as smoking or candles inside the house. Smoking outside is permitted as long as you throw all cigarette butts in the trash and keep the ashes in the ash trays. 3) Do not open the locked areas as this is where cleaning staff supplies are stored. 4) Clean spills immediately to prevent floor damage. 5) No pets. 6) The age requirement for the guest booking the reservation is 25 years or older. The person booking must be at the house during the reservation. 7) Quiet after 10PM and even quieter after 11PM. Remember, this is a residential neighborhood and volume levels should accommodate this. Laughing, kids playing, and music at a reasonable volume is okay, but the county has a sound ordinance after 11PM that will be enforced. Please be mindful of our neighbors. If your group is looking to party loud up until the late hours of the night, this house is not for you - there will more than likely be difficulties, and that's no fun for anyone.

Other Details to Note

Please be mindful of our neighbors as we do care for them and respect their space as well. We do hope never to have to deal with violations of sound ordinances as this does cause evictions. Please, no loud voices, music or any sounds after 11 PM. Any guests staying overnight above and beyond the number paid for within the reservation will be charged a penalty of $50 per person per night. The house sleeps up 18 but this site has a 16 guest limitation while reserving, so please inform us if 17 or 18 will be staying so we can add the additional cost of $15 per person per night to the reservation amount. We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy for your paid reservation. No pets allowed. Unfortunately, not even service animals as we have health issues that prohibited this for our own health in homes we use personally.

This house was absolutely perfect for our three-generation family vacation! The elevator was a send-from-heaven for grandma, making the entire home accessible and comfortable for her. We loved the location—we even saw an otter and a few manatees right from the house! Highly recommend.

My husband and I stayed with our four children and none of us wanted to leave. This Airbnb was magical in so many ways. We all had so many first time experiences. We saw manatees daily, they swam calmly right under our kayaks as we paddled to Hospital Hole for a swim. The kids loved fishing and swimming right off the property. There were enough kayaks for all of us to enjoy. They had everything you could possibly need, the beds were so big and comfy too! Sitting on the top patio in the mornings listening to the birds was such a beautiful start to our days. We had the opportunity to paddle through Weeki Wachee state park, catch many different fish species at Mary’s Fishing Camp and swim in the springs at Buccaneer Bay. I cannot say enough positive things. I really hope we get the opportunity to visit again someday. Thank you sir much for hosting our family!

We've stayed here before and as usual, the property does not disappoint and we live local. We were able to enjoy Easter here with our small family. First Easter for us without our parents so this felt like a return to the past. My husband grew up on the river so staying here really does bring back memories. We hope to have future stays as well. Everything is always pristine in this home and communication quick. One of our favorite stays. Thank you.

We loved our stay at Jeff's home. The home was comfortable, clean and peaceful. My son's loved the kayaks and fishing off the back patio. Jeff and Lisa were extremely responsive and helpful, which always reduces travel stress. Would highly recommend the property and Jeff and Lisa.

Spacious house with big kitchen and dining area for dinners and game nights. The location on the water made it easy to launch one of the 7 kayaks or 2 canoes that is provided with the house. All bedrooms had balconies and beds were very comfortable. Jeff will answer any questions you have and also provide restaurant information. We will definetly be back for more fun!
